The Farm, Wildomar, CA
Adding an ADU in The Farm
The Farm is unlike anything else in the six cities we serve: the association maintains 38 acres of working citrus groves and roughly 600 acres of common area, including an amphitheater, three pools, two spas, a catch-and-release fishing pond, two RV storage areas and hiking trails.
The original 1970s section sits on large lots. The association has real architectural standards, which is worth understanding up front — but under California Government Code section 66315 it cannot prohibit an ADU on your single-family lot outright.

We publish only what we verified. Lot dimensions vary enough inside a single tract that a neighborhood average would mislead you, so the tool reads your own parcel instead.
Why two The Farm lots the same size answer differently
Both of these are 7,200 sq ft with the same 40 × 46 ft house, under Wildomar's rules. The only difference is the shape, and it changes the answer.

Two made-up lots, but not made-up numbers: the green area, the fit verdicts and the plan counts are computed with Wildomar's own 4 ft setback and 10 ft separation by the same functions the lot tool runs on a real parcel. Your lot is not either of these, which is the point — we read yours.
Honest limits
What the geometry check can and cannot tell you
Why three answers, not yes or no
- Public parcel lines sit 3 to 25 ft from the surveyed boundary.
- The setback being measured is only 4 ft.
- When the error bar is wider than the measurement, "yes" is a guess. So: Fits Tight Unlikely
What public data cannot see
- Easements through the rear yard
- Slope
- Sewer or septic capacity
- Electrical panel capacity
- Soil conditions
Any one of these can stop a project that passes the geometry check.
On a tight lot, studio needs about 29 by 17 ft of clear space — and staying under 750 sq ft waives impact fees entirely.
Your HOA
The The Farm association cannot say no
- It cannot prohibit an ADU. Gov. Code §66315 voids covenants that prohibit or unreasonably restrict one on a single-family lot.
- It can apply architectural standards. Expect an architectural committee submission.
- Submit to both at once. Association review and city plan check are independent. Running them in sequence adds a month for no reason.
