1. What this service is
Coastline Homes is an informational planning tool and a referral service. We look up your parcel in Riverside County's public GIS data, apply California's statewide ADU setback standards, and show you whether a given ADU footprint appears to fit inside the resulting area. If you ask, we introduce you to one licensed builder who works in your city.
2. What this service is not
- We are not a licensed contractor. We do not design, engineer, build, or quote construction work, and we are not licensed to. We take no money from you for construction services at any point.
- We are not a surveyor. Only a licensed land surveyor can tell you where your property line is.
- We are not your city. Nothing here is a permit, an approval, a zoning verification, or an assurance that your city will approve anything.
- We are not giving legal, tax, or engineering advice. The statutory references on this site are our reading of public law, provided so you can check it yourself, not legal counsel.
3. Accuracy, stated honestly
Public parcel boundaries typically sit within 3 to 25 feet of the surveyed property line. The side and rear setback we measure against is 4 feet. The error bar is wider than the measurement, which is why every result is one of three states and never a plain yes.
Specific limits you are agreeing you understand:
- Parcel geometry comes from the Riverside County Assessor and exists for taxation, not for siting buildings. We have found the county's own stated acreage disagreeing with its own polygon by roughly 4%.
- We shrink the parcel evenly on all sides rather than identifying which edge fronts the street, so the buildable area is generous near the street. We disallow front-yard placement in the tool to remove rather than hide that error.
- Outside Temecula we usually cannot find a published footprint for your existing house, in which case the buildable area accounts for setbacks only and is too generous. We say so on screen when it happens.
- Building-to-building separation uses a conservative assumption, not a verified city value.
- Where a city published only square footage, the footprint rectangle is derived and marked approximate. It is used for siting geometry only and is never the actual building design.
- We do not check easements, slope, soils, sewer or septic capacity, electrical panel capacity, or fire hazard zone construction requirements. Any one of them can stop a project that passes the geometry check.
- Regulations change. A figure correct when we verified it may not be correct when you read it.
4. Builder introductions
We work with one exclusive builder per city and we are paid by that builder for qualified introductions. You pay us nothing, ever.
That arrangement means we have a financial interest in you talking to a builder, and you should read our enthusiasm in that light. What it does not mean is that we vouch for their work. The builder is an independent business. We verify their CSLB licence before routing anything, but we are not a party to any contract you sign with them, we do not supervise their work, and we are not responsible for their performance, pricing, timelines, workmanship, or conduct. Check their licence yourself at cslb.ca.gov, get references, and read the contract.
5. Your side of it
- Enter addresses you have a legitimate reason to look up.
- Give us contact details that are yours. Submitting someone else's phone number as your own creates a real TCPA problem for both of us.
- Do not scrape, bulk-query, or resell the data this site returns. The county's service is a shared public resource and hammering it on our behalf gets our access cut.
- Do not attempt to break, probe, or overload the service.
6. Limitation of liability
The service is provided as is, without warranties of any kind, express or implied, including fitness for a particular purpose. We do not warrant that results are accurate, complete, or current.
To the fullest extent permitted by California law, we are not liable for indirect, incidental, special, consequential, or punitive damages, or for lost profits, arising out of your use of this site or any builder introduction. Where liability cannot be excluded, our total aggregate liability is limited to one hundred US dollars, which reflects that this service is free to you.
Nothing here limits liability for fraud or for anything that cannot lawfully be limited.
7. Third-party data
Parcel and geocoding data is served by Riverside County GIS and remains theirs. City pre-approved plan documents remain the property of the publishing city. Where we could not license imagery for commercial use, we did not ship it — which is why the tool draws your lot on a neutral canvas rather than over an aerial photograph.
8. Changes
We may update these terms. The date at the top changes when we do. Continuing to use the site after a change means you accept the revised version.
9. Governing law
California law governs these terms, and the state and federal courts of Riverside County, California have exclusive jurisdiction over any dispute.
